The land is fully wooded, seen by Google mapping and "satellite" viewing the wooded area east of this address:  769 CR 1750, London, AR 72847. [Search address, click on map.] The cul-de-sac to the left of the marker is a separate 31 acres. The gated entrance is close to the home, and the newly cut road is faintly seen going due east and going throughout the property, ending in southern and eastern cul-de-sacs. Clicking once on the "-" (minus) view reveals the nearness to Dardanelle Reservoir, another minus shows the lake labeled as the Arkansas River, and 3 additional clicks show its location with reference to Russellville (pop. 28,616).

This property is a good investment either to develop now or hold for the future. My best choice would be to sell in two pieces of 62 and 50 acres. I'm keeping 45 additional acres on which to build my home, and would love have two good neighbors. The property has a gated entrance.

Still, I have begun developing the contiguous 31 acres, using $35,000 to build a 1/4 mile of road, and survey out 1 to 2.35-acre tracts. Have put development of this 31 acres on hold, but this beginning may be viewed at www.whippoorwillwoods.com  The city of Russellville has purchased land for a designated regional Conference Center along Lake Dardanelle, and money has been accumulating from a dedicated tax passage. A recent bid was rejected by the city council; other bidding is open and underway.

Clarksville, AR (pop. 9,288) is also close, just to the west under the highway "103" label to the left on the address site above. It is 14 miles to the center of Clarksville and 12 miles to the center of Russellville--an easy commute to employment, Arkansas Tech University (nearly 10,000 students), dining, shopping, etc. University of the Ozarks is located in Clarksville.

This land is about 1 hour's drive to Little Rock, an hour and 15 minutes from Fayetteville, and just over 3 hours from Memphis. [Search: distance from Memphis to Russellville, AR, click on map.] Add about 20 minutes for road construction in progress, adding lanes, bridges, surfacing to I-40.

I didn't add photos, apart from those on the Whippoorwill site. It is full of beautiful trees with lots of wildlife and ravine streams. If you like a little livestock, goats or a few horses might be suitable on the 8 acres of cleared land of the 50-acre portion. There are some good locations to build a nice pond or small lake on both potential pieces.

Privacy, freedom, location, easy travel to anywhere...these are some of the great advantages to this property. This location is at the center of university presentations, educational opportunities, symphonies in LR and Fayetteville, Walton Arts Center world-class productions, Razorback games, golf courses, Dardanelle Lake, and the expansive Ozark National Forest with its rivers, bluffs, streams, etc. Our regional hospital is outstanding--just ask me!
