Very nice 2,660 Square Foot Home on a large corner lot near CMU & Lincoln Park.  4 bedrooms, 2 baths, 2 large living areas, dining room, galley kitchen, new laminate flooring upstairs, new bedroom carpeting and a 1-car attached garage.  The yard is completely fenced, 2 driveways and carport (lots of off-street parking), a 10 x 20 shop with upgraded 220 electrical and 3 garden areas--2 with raised beds.  There is also a very beautiful custom designed chicken coop (windows and lace curtains).  Established grape vines, cherry tree, magnificent black walnut tree, lots of perrenial plants and a big front yard.  This yard was awarded Yard of the Month in 2015 by the City of Grand Junction.
The house has been rented out the past year at $1,600.00 per month and the tenants were asked to leave for the total neglect of the yard over the year.  It looks a little rough, but it will rally.  There is a 6-zone Rainbird sprinkler system which works great (when used!).

There are full-size egress windows in the basement bedrooms, these cost over $8,000 several years ago and were installed by Foundation Repair of Colorado.  
This is a truly unique and comfortable older home.  We lived there for over 10 years and were constantly improving it.  We think the kitchen tile could be replaced and the kitchen is ripe for a makeover, but we did install a nice deep sink and changed out the countertops & wall coverings.  The electrical system was upgraded when we built the shop, and the fuse boxes are less than 8 years old.  Downstairs there is a laundry room which has a "mini-shop" with a large work counter and tons of storage - it was used as a stained glass production area by us.  It could easily be converted to a second kitchen if you have a combined family which might want "2 homes in 1".
We listed it last year at $ 289,000 with Realtors assistance.  We did not sell in 90 days, so we decided to rent it over the winter at least.  It rented in 4 days and we turned people away.  It would be a very good rental property, 4 students or a large family, but the yard is some work in the growing season.  If we were to rent it again, we would probably add a weekly yard service to make sure it was maintained. 
We currently live on a farm in Mack, and would prefer to sell it to a family that would love it as we did.  We're too far out to take care of it as it deserves.
