NOTICE OF PURCHASE OF PROPERTY AT TAX LIEN SALE AND OF APPLICATION FOR ISSUANCE OF TREASURERS DEED

To Every Person in Actual Possession or Occupancy of the hereinafter Described Land, Lot or Premises, and to the Person in Whose Name the same was Taxed or Specially Assessed, and to all Persons having Interest of Title of Record in or to the said Premises and To Whom It May Concern, and more especially to:

You and each of you are hereby notified that on the 13th day of November 2015, the then County Treasurer of La Plata County, in the State of Colorado, sold at public tax lien sale to FIG CAPITAL INVESTMENTS CO13 the following described property situate in the County of La Plata, State of Colorado, to-wit:

The SW1/4NE1/4 of Section 16, Township 33 North, Range 8 West, N.M.P.M., La Plata County, State of Colorado.

TOGETHER WITH a non-exclusive easement for access recorded at Reception No. 414954.

ALSO TOGETHER WITH a non-exclusive easement 30 in width which lies East of the West boundary line of the NW1/4NE1/4, Section 16, Township 33 North, Range 8 West, N.M.P.M., which begins at a point where an easement recorded under Reception No. 414954 intersects the West boundary line of the NW1/4NE1/4, Section 16, Township 33 North, Range 8 West, N.M.P.M.; Thence Southerly along the West boundary line of the NW1/4NE1/4, an approximate distance of 180 feet to the Southwest corner of the NW1/4NE1/4, Section 16, Township 33 North, Range 8 West, N.M.P.M.

ALSO TOGETHER WITH a non-exclusive easement 30 in width, the center line of which is described as follows:

BEGINNING at a point of the West boundary line of the NW1/4NE1/4, Section 16, Township 33 North, Range 8 West, N.M.P.M., where an easement recorded under Reception No. 414954 intersects the West boundary line of the NW1/4NE1/4; Thence South 43deg. 00 East, 255.0 feet to the South boundary line of the NW1/4NE1/4, Section 16, Township 33 North, Range 8 West, N.M.P.M.

And said County Treasurer issued a certificate of purchase therefore to FIG CAPITAL INVESTMENTS CO13.

That said tax lien sale was made to satisfy the delinquent property (and special assessment) taxes assigned against said property for the year 2014;

That said property was taxed or specially assessed in the name(s) of RICHARD W HOSTETLER for said tax year 2014;

That on the 5th day of December 2018, said FIG CAPITAL INVESTMENTS CO13 assigned said certificate of purchase to BLUE SPRUCE SERVICING COMPANY, LLC.

That said BLUE SPRUCE SERVICING COMPANY, LLC on the 5th day of December 2018, the present holder of said certificate (who) has made request upon the Treasurer of said County for a deed to said property;

That a Treasurers Deed will be issued for said property to BLUE SPRUCE SERVICING COMPANY, LLC on the 17th day of April 2019, unless the same has been redeemed;

Said property may be redeemed from said sale at any time prior to the actual execution of said Treasurers Deed.

This Notice of Purchase is to be published in The Durango Herald on January 9, 16, 23, 2019.
