Therefore, the owner of the Evidence of Debt has elected to accelerate the entire indebtedness.

A tract of land lying and being in the NW1/4NW1/4 of Section 3, and the NE1/4NE1/4 of Section 4, Township 34 North, Range 8 West, N.M.P.M., County of La Plata, State of Colorado, being more particularly described as follows, to-wit:

BEGINNING at the E1/4 corner of said Section 4,
Thence North 00°01’ East, 1322.53 feet;
Thence South 89°37’ West, 60 feet, more or less, to the true point of beginning of the tract herein conveyed;
Thence North 35°27’ East, 1500 feet to point;
Thence in a Southwesterly direction to a point which bears North 89°37’ East, 360 feet from the true point of beginning;
Thence South 89°37’ West, 360 feet, more or less, to the true point of beginning

TOGETHER WITH the right jointly with others to use that certain right of way described in Deed recorded in Book 467 at Page 599, La Plata County records, for access to and from old U.S. Highway 160

Also known by street and number as: 1416 D Bar K Dr., Durango, CO 81301

Together with all existing or subsequently erected or affixed buildings, improvements and fixtures; all easements, rights of way, and appurtenances; all water, water rights and ditch rights (including stock in utilities with ditch or irrigation rights); and all other rights, royalties, and profits relating to the real property, including without limitation all minerals, oil, gas, geothermal and similar matters.

THE PROPERTY DESCRIBED HEREIN IS ALL OF THE PROPERTY CURRENTLY ENCUMBERED BY THE LIEN OF THE DEED OF TRUST.
NOTICE OF SALE
The current holder of the Evidence of Debt secured by the Deed of Trust, described herein, has filed Notice of Election and Demand for sale as provided by law and in said Deed of Trust.
THEREFORE, Notice Is Hereby Given that I will at public auction, at 10:00 A.M. on Wednesday, 09/21/2022, at Office of the Treasurer/Public Trustee, 679 Turner Drive Suite B Durango, CO 81303, sell to the highest and best bidder for cash, the said real property and all interest of the said Grantor(s), Grantor(s)' heirs and assigns therein, for the purpose of paying the indebtedness provided in said Evidence of Debt secured by the Deed of Trust, plus attorneys' fees, the expenses of sale and other items allowed by law, and will issue to the purchaser a Certificate of Purchase, all as provided by law.
